Williamson County home sales and prices increase in December

Williamson County Association of REALTORS releases real estate statistics for December 2016

Round Rock, Texas – 15 January 2017 – Home sales in Williamson County increased 5.6 % in December 2016. Additionally, home prices increased (when compared year over year), according to the December 2016 Williamson County housing market report released today by the Williamson County Association of REALTORS®.

According to the report (the entire report can be found by clicking here), 846 homes were sold in Williamson County during December 2016, a 5.6% increase from the year prior. The median price for Williamson County homes increased 4.6% year-over-year to $261,369 during the same period.

“Unlike other parts of the country, Williamson County is still experiencing a strong seller’s market,” said WCREALTORS President Suzanne Gantner. “We are seeing more and more properties selling from the $200,000 - $375,000 price range and less in the under $200,000 range.” continued Gantner.

When comparing the Williamson County housing numbers to the entire Austin-Round Rock Metropolitan Statistical Area (includes Hays, Travis and Williamson Counties) the median home price is $25,600 less than the MSA as a whole. The market share of homes sold in Williamson County account for 31.4% of all resale homes sold.

Williamson County’s monthly housing inventory is at 1.9 months. The Real Estate Center at Texas A&M University cites that 6.5 months of inventory represents a market in which supply and demand for homes is balanced. The current market is showing a strong seller’s market.

Homes spent an average of 60 days on the market. Additionally, there were 1,651 active listings for the Williamson County housing market during the same period, an 8.3% increase from December 2015.
